Week 7: Books, media, and paper

Handling the sell pile efficiently

Time spent selling has diminishing returns fast. Set a value threshold, perhaps $50, and donate everything below it rather than photographing and listing forty items worth $8 each.

For the higher-value items, local marketplace listings move furniture fastest, and specialty items do better on category-specific platforms. Set a deadline: anything unsold after three weeks gets donated. Otherwise the sell pile becomes a permanent installation in your garage.

Small spaces heat and cool easily. That part is genuinely simpler than a conventional house. What’s harder is moisture, and it is the single most common cause of serious damage in tiny homes.

Two people breathing, showering, and cooking release a surprising amount of water vapor into the air every day. In a 2,000-square-foot house, that moisture dissipates into a large volume and a leaky envelope. In 300 square feet with a tight envelope, it has nowhere to go. It finds the coldest surface available, condenses there, and starts working on your framing.

Understanding that one dynamic will save you more money than any other piece of tiny house knowledge.

The envelope comes first

Insulation quality matters more per dollar in a tiny house than almost anywhere else, because your wall cavities are shallow and every square foot of surface is exposed to outside air. A tiny home has far more exterior surface per square foot of floor than a conventional house, which means proportionally more heat loss.

Closed-cell spray foam delivers the highest R-value per inch, roughly R-6 to R-7, and acts as an air barrier and a vapor retarder at the same time. It also adds structural rigidity, which is useful in a home that travels down a highway. It’s the most expensive option and it’s difficult to modify later.

Rigid foam board offers similar performance per inch, is DIY-friendly, and requires careful sealing at every seam and edge with tape and foam. Done well, it’s excellent. Done sloppily, the gaps undo the benefit.

Whatever you choose, the air sealing matters more than the R-value. A perfectly insulated wall with unsealed penetrations at outlets, plumbing, and the wall-to-floor junction leaks like an open window. Seal every hole.

Don’t forget the underside. In a wheeled home, the floor is exposed to moving air on all sides. An uninsulated or poorly sealed underbelly is a major heat loss path and the reason pipes freeze. Insulate it thoroughly and protect it from road spray with a sealed belly pan.

Windows are the weak point. Even good double-pane units are roughly R-3 against an R-20 wall. Large glass makes a small home feel bigger and costs you real thermal performance. Balance this deliberately, and use insulated cellular shades to claw back some of the loss at night.

Ventilation is not optional

This is where people go wrong. They build a tight, well-insulated envelope, then live in it without adequate ventilation, and within two winters they have mold behind the cabinets.

A tight house needs mechanical ventilation. The rule is simple: build tight, ventilate right.

  • Exhaust at the source. A properly ducted bathroom fan that vents outside, run during and for twenty minutes after every shower. A range hood that vents outside, not a recirculating filter, used every time you cook.
  • Continuous low-level ventilation. A small ERV or HRV exchanges stale interior air for fresh outside air while recovering most of the heat. In a cold climate this is the single best comfort investment after insulation. It costs a few hundred to a couple thousand dollars installed and it prevents the moisture problem rather than fighting it.
  • Cracking a window works but throws away your heat, and people stop doing it in January precisely when it’s needed most.

Watch for the warning signs. Condensation on the inside of windows on cold mornings is the first indicator that moisture is outrunning ventilation. Musty smells, dark spots in corners, or a clammy feel to the air are later signs. A cheap hygrometer costs almost nothing and tells you exactly where you stand. Aim to keep relative humidity roughly between 30 and 50 percent.

Watch the loft especially. Warm moist air rises, and the loft is both the warmest and often the least ventilated part of the house, with a person breathing in it for eight hours a night against a cold ceiling. Loft ceilings are where mold shows up first in a poorly ventilated tiny home. A small fan to keep air moving up there helps considerably.

Heating options

Mini-split heat pump. The best all-around choice for most tiny homes with grid power. It heats and cools from one unit, it’s efficient, it’s quiet, and modern cold-climate models work well below freezing. It also dehumidifies while cooling, which helps with the moisture problem. Sizing matters: an oversized unit short-cycles, which wastes energy and dehumidifies poorly.

Propane direct-vent heater. Efficient, independent of the electrical system, and controllable. Direct-vent models pull combustion air from outside and exhaust outside, which is critical, since an unvented propane heater releases both combustion byproducts and a large quantity of water vapor directly into your very small living space. Never use an unvented heater as a primary heat source in a tiny home.

Wood stove. Genuinely lovely, produces dry heat, and works with no electricity at all. The challenge is clearance. Small marine and tiny-house-specific stoves exist for exactly this reason. Follow the manufacturer’s clearance requirements precisely, use proper heat shielding, and have the install inspected.

Diesel heater. Efficient, low electrical draw, and increasingly common in tiny homes and vans.

Electric resistance heat. Simple and cheap to buy, expensive to run, and a non-starter on an off-grid system.

Cooling

  • A mini-split is the best option, doing double duty with your heating.
  • Shade and orientation do enormous work for free. Awnings, a covered porch, and deciduous trees on the sun side reduce cooling load substantially.
  • Reflective roofing and adequate roof insulation matter more in a small home, since the roof is a large share of the total envelope.
  • Cross-ventilation with operable windows on opposite walls handles mild heat with no energy at all.
  • A ceiling or loft fan matters disproportionately, since the loft is where heat collects. Sleeping in a loft in August with no air movement is many owners’ least favorite tiny house experience.

Cold-climate specifics

If you’re in a place with real winters:

  • Skirt the base of a wheeled home to block wind under the floor.
  • Heat tape and insulate any water line that runs outside the envelope.
  • Keep fresh water tanks inside the heated space.
  • Consider a small tank heater for the water supply.
  • Have a plan for what happens when the power goes out at minus 10, since a tiny home with no heat can drop below freezing inside within hours.

The one-sentence version

Insulate heavily, seal every penetration, ventilate mechanically, keep humidity between 30 and 50 percent, and vent every combustion appliance to the outside. Do those five things and the house will stay comfortable and dry for decades. Skip the ventilation and you’ll be replacing wall sheathing in year three.

Going off grid in a tiny house is more achievable than in a conventional home, because the loads are small. It is also easier to get wrong, because the margins are thin. A system sized for a sunny week in June will fail you in a cloudy week in December.

The right approach is to calculate your actual needs first and buy hardware second. Most off-grid disappointment traces back to doing it the other way around.

Step one: an honest energy audit

Before pricing a single panel, list every device you’ll use, its wattage, and the hours per day you’ll run it. Multiply and add. That gives you daily watt-hours, which is the number everything else sizes from.

A typical modest tiny house lands somewhere between 1,500 and 4,000 watt-hours per day with efficient appliances and propane or wood heat. It climbs fast if you add electric heat, air conditioning, an electric water heater, or an instant pot habit.

The devices that dominate the calculation:

  • Anything that makes heat electrically. Space heaters, electric water heaters, hair dryers, toasters, coffee makers with hot plates, and electric cooktops. Each one can consume more in twenty minutes than your lights use all day.
  • Air conditioning. A mini-split running in a hot climate can double or triple your daily demand.
  • Refrigeration. Modest but constant. A 12-volt DC compressor fridge uses roughly a third of what a cheap residential fridge does.

The cheapest kilowatt-hour is the one you don’t use. Propane for cooking, water heating, and a backup heater removes most of the heavy loads from your electrical system and dramatically shrinks the array and battery bank you need.

Solar sizing, in plain terms

Panels. A rough planning figure is that a 100-watt panel produces something like 300 to 500 watt-hours on a good day, less in winter, much less under cloud, and much less at northern latitudes in December. Take your daily watt-hour need, divide by your worst realistic production figure, and size accordingly. Design for the worst month you intend to live there, not the average.

Batteries. Lithium iron phosphate (LiFePO4) has become the default for good reasons: it tolerates deep discharge, lasts thousands of cycles, weighs far less than lead-acid, and needs no maintenance. It costs more up front and is meaningfully cheaper per usable kilowatt-hour over its life. Size for two to three days of autonomy so a cloudy stretch doesn’t leave you dark.

Charge controller. MPPT rather than PWM. The efficiency gain is real, especially in cold weather and low light.

Inverter. Pure sine wave, sized to handle your largest simultaneous load plus the surge draw of any motor, like a well pump or a compressor. Undersized inverters are a common and frustrating mistake.

Backup. A small generator or a grid connection you rarely use covers the edge cases. Many people who describe themselves as off grid have a generator that runs a handful of times a winter, and that’s a sensible design rather than a failure.

Winter reality. Panel output in a northern climate in December can be a fraction of July output. Snow cover stops production entirely until cleared. Mounting panels at a steep angle helps them shed snow and improves low-sun-angle capture.

Water supply

Well. The most self-sufficient option and the most expensive up front. Requires a pump, which requires power, and a pressure tank. Depth and geology drive the cost enormously.

Rainwater catchment. A roof plus gutters plus storage. A useful planning figure is that one inch of rain on 100 square feet of roof yields roughly 60 gallons, before losses. Filtration and treatment are mandatory for potable use, typically sediment filtration, carbon, and UV. Some jurisdictions regulate rainwater collection, so check locally.

Hauled water. Fill tanks and transport them. Low cost, high hassle. Some people do this for years and consider it a fair trade.

Storage. Fresh water tanks need to be kept from freezing, which means inside the insulated envelope or in a heated compartment in any climate with a real winter.

Conservation. Low-flow fixtures, a shower with a shutoff valve, and doing dishes in a basin rather than under running water can cut usage by half or more. In an off-grid system, water conservation is also power conservation, since pumping and heating both cost energy.

Waste

Composting toilets. The most common choice. They separate liquid and solid waste, use no water, and need no septic connection. The liquid container requires emptying every few days for two people, which is the part nobody mentions in the brochures. Solids compost over months. Some jurisdictions have rules about the final disposal of the compost, so confirm before you assume.

Incinerating toilets. Burn waste to ash using electricity or propane. No emptying beyond periodic ash removal. High energy draw per use and a significant purchase price.

Conventional flush with a septic or holding tank. Familiar and requires no behavior change. Needs either a septic system, a sewer connection, or a black tank you pump out periodically.

Greywater. Water from sinks and showers. Many rural jurisdictions permit greywater irrigation with restrictions on how it’s applied. Use biodegradable, plant-safe soaps if you’re irrigating with it. Never let greywater pool, and check local rules before designing the system, since this is regulated more often than people expect.

Heat and cooking

Off-grid heat is almost always propane, wood, or diesel rather than electric, because electric resistance heat is the fastest way to drain a battery bank.

  • Propane heaters designed for small spaces are efficient and controllable. Direct-vent models are strongly preferred, since they draw combustion air from outside and vent to outside.
  • Small wood stoves are wonderful and require clearances that are hard to achieve in a tiny space. Follow the manufacturer’s clearance specifications exactly, use proper heat shielding, and have the installation inspected.
  • Diesel heaters are increasingly popular, efficient, and draw very little electricity.

Whatever you choose, install a carbon monoxide detector and a propane leak detector. In a space this small, a combustion problem becomes dangerous in minutes rather than hours. This is not an area to improvise.

A sensible order of operations

  1. Calculate daily energy use from a real device list.
  2. Move heat-producing loads to propane or wood wherever practical.
  3. Size the battery bank for your worst month with two to three days of autonomy.
  4. Size the array to refill that bank on a mediocre day, not a perfect one.
  5. Choose water and waste systems that match your actual site and local rules.
  6. Add a modest backup you hope not to need.

Systems built in that order tend to work. Systems built by buying a solar kit first and hoping tend to be replaced within two years.
